Web Design Brief

We are a successful furnished apartment provider in Boston. We currently are working on re-designing our website www.cajhouse.com to make it more modern, designer look and user friendly. We hired a designer, but are not happy with the designs proposed and want to improve on them. The winning design will be paid regardless of whether we stay with our current designer or not. We want ideas and functional page links to see how it will work. Platform we have chosen is wordpress. Feel free to propose others easy for us to update and modify. We do not like Joomla on which website is currently running. We do not like flash nor long load times.

Please submit a sketch, diagram or mock up of how structure of website would be designed. I also need a sample of internal page so I can see how page design graphics you propose work throughout website.

When presenting this mock up and sample page of internal page, please consider how I want to reduce number of apartment pages from 18 to 3 divided according to high, medium and low priced apartments. (maybe a slider with individual apartments under a main photo of the best apartment being offered in that price range). Other pages to be considered: a blog page, a location map page, a reservation and link to PAYPAL page, a rating from Tripadvisor and Yelp page,  and a page about what is going on in Boston, and a Facebook and Twitter feed page.
UNder present design, the apartment page opens to a collection of photos of all the apartments, then the visitor has to click on individual apartment, and finally opens a page with 3 photos and a brief description opens up. This is 3 clicks away from main page.  I want to make information more quickly available. I was thinking of grouping all apartments into 3 categories, low priced, medium priced and high priced, with a reservation link right below these apartments, one photo of each apartment instead of main, room, bath and kitchen as now, this would make it faster for visitors to choose which apartment. On bottom or side of each category page you would design a fast action button, I would want a link to reservations.

New issues. I noticed very dark backgrounds: Can you experiment with different colors: Blues can be elegant and so are maroons and others. No more deep browns or dark blacks for backgrounds please. Also, please make the main photo as large as you can and make sure you place a button link "Reserve Now" visibly in main photo. 
I also would like: News feed from blog  and twitter or facebook and Tripadvisor on bottom of page, or after main description of what we do and photo.
